These Terms and Conditions govern all bookings made through SIMS Properties and the use of our website.
By making a reservation or using our website, you agree to the following terms.

1. Booking and Payment
All reservations are subject to availability and confirmation.
Full or partial payment may be required at the time of booking. Payments are processed securely through third-party payment providers.
A reservation is not confirmed until payment has been successfully processed.

2. Cancellation Policy
Cancellation terms will be displayed at the time of booking and may vary depending on the selected rate.
Refunds, if applicable, will be processed according to the cancellation terms agreed upon at the time of reservation.

3. Check-In and Check-Out
Check-in and check-out times will be provided prior to arrival.
Late check-out without prior approval may result in additional charges.

4. Guest Responsibilities
Guests agree to:
• Respect the property and neighboring residents
• Follow all posted house rules
• Not host parties or events unless explicitly approved
• Not exceed the maximum occupancy
Guests are responsible for any damage caused during their stay.

5. Damage and Liability
Guests may be charged for damages, excessive cleaning, missing items, or violations of house rules.
SIMS Properties is not responsible for:
• Loss of personal belongings
• Personal injury occurring during the stay
• Service interruptions beyond our reasonable control

6. Security Deposit
A security deposit may be required prior to check-in.
The deposit may be used to cover:
• Property damage
• Missing items
• Excessive cleaning
• Unauthorized guests
• Violations of house rules
If no issues are identified, the deposit will be returned within a reasonable period after check-out.
SIMS Properties reserves the right to charge additional amounts if damages exceed the security deposit.

7. Strict No-Party Policy
Parties, events, gatherings, or unauthorized visitors are strictly prohibited.
Any evidence of:
• Excessive noise
• Large gatherings
• Complaints from neighbors
• Police attendance
may result in immediate termination of the stay without refund. Additional penalties and damage charges may apply.

8. Noise Complaints
Guests must comply with all local noise bylaws and respect neighboring residents.
Quiet hours may apply as specified in the house rules.
Repeated or serious noise complaints may result in:
• Immediate termination of the reservation
• Removal from the property
• Forfeiture of remaining stay without refund

9. Early Termination by Host
SIMS Properties reserves the right to terminate a stay without refund if:
• House rules are violated
• Illegal activity occurs
• Property damage occurs
• Unauthorized guests exceed occupancy limits
• The property is used for purposes other than agreed
Guests required to vacate due to violations are not entitled to refunds.

10. Insurance & Relocation Stays
For insurance-funded or relocation bookings:
• The booking party remains responsible for compliance with all house rules
• Extensions are subject to availability and written confirmation
• Any damages or violations remain the responsibility of the registered guest
SIMS Properties is not responsible for disputes between guests and third-party insurers.
